If you have spent any time researching a villa on Lombok, you have already noticed the pattern: everyone tells you South Lombok is where the growth is, but almost no one tells you which part of South Lombok actually fits what you are trying to do.

That distinction matters more than most buyers realise. South Lombok is not one market. It is a 40 kilometre stretch of coastline where a ten minute difference in location can mean a completely different lifestyle, a different rental audience, and a different price per square metre. A beachfront plot in a sleepy surf bay is a different investment from a hillside villa fifteen minutes from an international race circuit - even if they look similar in the photos.

This guide breaks down the four areas most foreign buyers end up choosing between, what each is genuinely like, and which type of buyer each one suits.

First, why South Lombok at all?

Because the infrastructure story here is real, not speculative. South Lombok sits inside the Mandalika Special Economic Zone, part of Indonesia's national "10 New Balis" tourism strategy a multi-billion-dollar programme of government backed development. The catalysts you can already see on the ground include the Pertamina Mandalika international circuit (host to MotoGP and World Superbike since 2022), an ongoing expansion of Lombok International Airport with new international routes, and a new fast-boat pier connecting South Lombok directly to Bali.

The short version: prices here are still a fraction of Bali's, but the roads, the airport and the events calendar that drove Bali's appreciation are being built in South Lombok right now. That is the window buyers are responding to.

Now, where within it?

Kuta Lombok - the hub

Kuta is the centre of gravity for South Lombok. It is the surf town, the café town, the "where do I get a decent flat white and a scooter" town. If you want restaurants, coworking spaces, surf camps, a pharmacy and a nightlife scene all within walking distance, Kuta is the only part of the south that delivers that today.

Who it suits: buyers who want amenities on the doorstep, and short-term rental owners chasing the highest booking volume, because Kuta captures the most foot traffic and the widest guest audience.

The trade-off: you pay for it. Kuta is the most developed and therefore the most expensive and most competitive part of the market. Land is tight, prices are the highest in the south, and you are buying into an area that is already substantially built out - so the "get in before it develops" upside is smaller here than elsewhere.

Tanjung Aan - the postcard bay

About fifteen minutes east of Kuta, Tanjung Aan is the beach that ends up on the front of the brochures: a wide horseshoe bay of pale sand and turquoise water, sitting squarely inside the Mandalika zone and closest of all to the circuit.

Who it suits: buyers who want to be at the epicentre of the SEZ development and are comfortable buying into a zone still actively being built out.

The trade-off: because it is inside the managed Mandalika zone, ownership structures, zoning and development rules are tightly governed. It is beautiful and strategically placed, but it is the least "independent" of the four areas - you are buying into a master-planned framework rather than an open market.

Selong Belanak - the beauty spot

Drive thirty to forty-five minutes west of Kuta and you reach Selong Belanak: a long, gently curved bay widely rated among the best beaches in Indonesia, with a soft beginner-friendly surf break, calm swimming water and some of the finest sunsets on the island. It has developed a quiet, upscale-boho character - a handful of excellent cafés and boutique stays, and not much else.

Who it suits: lifestyle buyers and second-home owners who prioritise setting over convenience, and rental owners targeting the higher-end, "escape it all" guest.

The trade-off: distance and thin infrastructure. It is far enough from Kuta that a supply run or an airport transfer is a proper drive, and the amenities that make daily life frictionless simply are not there yet. It is spectacular, but it is a destination, not a base.

Areguling - the sweet spot

Areguling (sometimes written Are Guling or Air Guling) sits roughly ten to fifteen minutes west of Kuta, tucked at the end of a palm-lined valley. It is still largely uncommercialised - a secluded bay with an intermediate-to-advanced reef break, a chilled-out atmosphere, and a fraction of the crowds you find at Kuta or Selong Belanak.

What makes Areguling interesting for a buyer, rather than just a surfer, is its position. It gives you the two things that usually pull in opposite directions:

Proximity to amenities. Kuta's restaurants, shops and surf scene are a short drive away - close enough to use daily, far enough to escape the noise.

Proximity to the growth engine. You are minutes from the Mandalika circuit and the core of the SEZ development, so you sit directly in the path of the infrastructure appreciation, not on the far edge of it.

Who it suits: buyers who want genuine value and appreciation upside while staying connected to the hub - and who would rather buy into an area on the way up than one that is already built out.

The trade-off: it is emerging. The access roads are still improving, and the density of cafés and services is lower than Kuta's - though that is precisely the condition that makes the entry pricing attractive today.

There is no single "best" area - only the one that matches your goal. A pure lifestyle buyer and a yield-focused investor should genuinely end up in different places on this coastline.
